We collaborated with an outstanding design team, Incognito, and MEP consultant Crookes Walker, and we take great pride in the result of this project. The project journey for Walker House involved the complex task of advancing the architectural design while coordinating bespoke joinery and AV/IT integration.
The design approval process necessitated a focused approach on stakeholder engagement and a collaborative approval process with the Client, In4m Property Consultants. This strategy was essential in meeting our programme and goals, ultimately delivering a project that exceeded the high standards and expectations of In4m.
The construction phase posed the challenge of operating within a live, occupied building. This required us to concentrate on minimising disruption by creating temporary access and reception area to allow business as usual for the occupants of Walker House. We also conducted daily site briefings to manage operatives and our supply chain effectively in coordination with the Building Management. This comprehensive approach ensured that we maintained a high level of communication and efficiency throughout the project, achieving an exceptional outcome for all stakeholders involved.
The fit out also included refurbishment of lift cars, which was strategically programmed to minimise disruption to the building occupants.
As a Grade II listed building, the fit out works needed to carefully consider the fixing requirements and prioritise the preservation of the building structure. The final design and project delivery was fully sympathetic to the heritage nature of the building, whilst realising our client’s design vision.
With the project taking place in a congested city centre location in Liverpool, and within a live building, implementing a complex logistics strategy was key to guarantee the safety and security of the building occupants, staff, visitors and the surrounding public. A detailed traffic management and logistics plan were put in place, and deliveries were booked in 48 hours in advance to prevent traffic congestion around the site.
Clear segregation from the live building areas to the construction site was maintained at all times and checked regularly by the team to ensure the safety of building occupants and staff throughout. The refurbished space offers a luxury, inviting welcome to visitors and building occupants at Walker House.
